Scottish Landowners Use Legal Loophole to Hide 300 Million Pounds in Property Value
February 7, 2026

Wealthy landowners are using a legal loophole to hide how much they pay for Scottish land from the public record. Under this tactic, owners list a legal term on official registration forms instead of the actual sale price. Land reform campaigners say this practice has concealed the value of more than £300m in deals, which makes it harder to track the real state of the property market. Several groups, including a government commission, are now calling on ministers to change the law and require all prices to be made public. The Scottish government stated it is looking into ways to improve transparency.
